TERMS & CONDITIONS
BUILDING SIZES
All sizes are approximate. Whilst we try to be as accurate as possible, all sizes are approximate and not exact. Some of our measurements may be floor size, external cladding to cladding, or overall size including roof overhang. We advise you check floor sizes and/or internal sizes if buying a building for a specific purpose, or any other sizes, if critical. Please allow for any overhangs when choosing the size of your building, bearing in mind space required for installation and maintenance.

LEAD TIMES
All lead are approximate and based on our best estimation given current workloads. An exact delivery date will be given nearer the time of delivery.

PLANNING PERMISSION
Planning permission can be required on some buildings depending on size and location, please check with your local council if unsure.

VAT
All building prices include V.A.T.

BASE LAYING PRICES
Base laying prices are approximate and based on a flat, level site with easy access. An exact price for laying the base can be given following a site visit from one of the base teams.

INSTALLATION PRICES
Installation prices are based on the customer providing a suitable flat and level base, and appropriate access. Should installation not be possible due to a customers site (base, access, safety etc.), installation fees will not be reimbursed, and additional charges may be incurred if we need to return to install at a later date, and/or for any alterations we may need to make to the building to fit through any access restrictions - please see access information below.

AREAS WE COVER
Sales are available to Mainland United Kingdom Only. Delivery & Installation may not be available in some areas, and some areas will incur an additional delivery charge - please check with a member of our team.

ACCESS INFORMATION
When placing an order, please let us know of any height restrictions, such as doorways & arches. We also need to know if there are any sharp turns, lifts over 3ft high, multiple steps, and if the building has to be taken through a house or garage, as certain buildings may need to be made in smaller pieces to get them through the restriction.
Depending on the building, and range that you order from, there may be additional costs for modifying the building to allow for restricted access. Failure to notify us of any restrictions before the building has been manufactured, may result in additional costs to the customer for building alterations, redelivery, and installation (original installation cost will not be reimbursed). Please allow for clear, uncluttered, and safe access for the team to carry the building panels through.

Our teams will not remove fence panels, lift panels over anything above 3ft (i.e. walls etc) or work in unsafe conditions. Whilst reasonable care will be taken, if access is through a house, we are unable to accept liability for any damage that may occur, and footwear will not be removed by our installation team. It is the customers responsibility to provide any protective coverings to floors, furniture, patio, lawn etc. if required.
PROVIDING A SUITABLE BASE
It is the customers responsibility to arrange for a suitable base to be laid, prior to the arrival of the building. For further information about what bases are suitable, please contact us, as the requirements vary depending on the size, model, range and type of building.
If you require a base to be prepared for you (paving slab base, concrete base, dwarf wall, or timber decking) then please contact us as this is a service we offer.
Bases must be clear of any items, debris and any overhanging tree branches, bushes etc. that can hinder installation. Ideally 18" of clearance should be provided all round the base, but we can work with less - please contact us.
MAKING CHANGES TO YOUR ORDER
Once you have placed an order it is normally possible to make changes.
If you would like to make a change, please contact us as soon as possible so that we can advise further.
Some changes may result in a delay to delivery, but this will be avoided wherever possible.
CANCELLATION OF ORDERS
Cancellations must be notified in writing (by post or email).
Deposits are non-refundable unless otherwise stated (please see "Placing an order with a refundable deposit" below).
If you have already paid for the order in full, in the event of a cancellation we will refund 75% of the total order value, with 25% being non-refundable.
For made to order buildings, once your building has been made, it is no longer possible to cancel the order.
TRANSFERRING YOUR DEPOSIT TO A DIFFERENT ORDER
When cancelling your order, and where possible, we may offer, as a gesture of goodwill, the option of transferring your deposit to a new order. If doing this, the new order must be equal to, or greater than, the total value of the original order.

PLACING AN ORDER WITH A REFUNDABLE DEPOSIT
In some circumstances you may want to place an order with a refundable deposit. Popular reasons for doing this are when a customer wants to take advantage of the current prices and special offer, but may want to wait before fully committing due to a house move, that they are seeking planning permission, or that they simply want a few more days to make a final decision.

In this instance we would mark the order as "On hold pending final confirmation, deposit fully refundable until confirmed". This is only an option at the point of order, and it will need to be marked clearly on the order. The lead time for the building will not commence until you confirm the order and on activation the lead time may be different to when the provisional order was placed (depending on how busy we are for that particular range). Once you decide to activate the order the deposit will become non-refundable.

VALIDITY OF ORDERS
Orders are considered valid for 2 years from the original order date. After this time, orders will be cancelled in line with our cancellation policy.
EX-DISPLAY MODELS
Ex-display models are sold as seen. Ex-display models are heavily discounted to reflect any wear and tear as a result of being an ex-display model (including any adhesive marks left from signage), and the continuation of being used as a display model until the time they are removed and delivered to the customer. Ex-display orders are for the building only, and do not include any furniture, props or lighting etc. that have been used for display purposes.

LEGAL TITLE OF GOODS
The legal title to the goods shall not pass to the buyer unless the seller has been paid in full.
